To help you understand the homebuying process at SummerHill Homes, here is an overview of what you can expect:


Congratulations! You are on the road to home ownership.



Submit your loan application to an approved lender or provide evidence of sufficient funds to close escrow without a loan. A credit report will be ordered and verifications made.



During this gathering, you will get to know the SummerHill Team that is building your home as well as some of your new neighbors.



Informational session on what is standard and is an option at particular community, and how to read a selector sheet and electrical plan.



Final loan approval means you are approved by the loan underwriter to receive a loan for a specified amount and rate subject only to appraisal. Remember, you may not change lenders once you are approved.



Group Two selections, including cabinets, appliances, fixtures, and electrical options, will be made from the Customer Choices™ Options Program.

As soon as your home is framed, plumbed, and wiring is complete, but prior to insulation, we will call you for a Framing Walk. A member of the SummerHill Team will walk with you to check the placement of any wiring options you may have selected, to verify any framing changes ordered, and to answer any questions you may have concerning your home at this stage of construction. This is also an ideal opportunity for you to ask any questions regarding grading, drainage, and fencing.



The last group of Customer Choices™ Options, the Group Three's, is chosen during this appointment and includes all flooring and countertop selections.



This walk will occur just before carpet installation. The walk offers the opportunity to review all installed option items that you selected.



Approximately thirty days prior to close of escrow, we will send you a letter advising you of the scheduled closing date and your New Home Orientation Tour. We will also advise Escrow of the closing date so they can order your loan documents. The purpose of the New Home Orientation Tour is to explain the various aspects of your new home, as well as the warranty service procedure.



Seven to ten days prior to close of escrow, the Escrow Officer will contact you to set a closing appointment. She will also advise you of the amount of funds you must bring to Escrow in the form of a Cashier's Check or wire transfer. You will need to provide proof of a homeowner's insurance policy from your insurance company.



You will need to notify all applicable utility companies of your move so that service is provided in your name. We suggest that you contact these companies well ahead of time to avoid any interruption in service.


After you have signed your closing paperwork at the Escrow Office, the Grant Deed will be sent to the County Recorder's office for recording. When the recording has taken place you will be notified that your escrow has closed and WE WILL HAND YOU THE KEYS TO YOUR NEW HOME!
