Any hesitance is understandable! Buying a home is a major financial commitment and there are a lot of factors to consider. One of the first things to consider is whether you want to buy a home and if you are ready.<\/p>\n\n\n\n<p>This differentiation is important. Wanting to buy a house\nand actually being ready to buy are two different things. If you think\nhomeownership is in the cards in the near future, here are some signs to look\nfor.<\/p>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">You\u2019re financially stable<\/h3>\n\n\n\n<p>There\u2019s no way around it: owning a home is expensive.\nThere\u2019s the down payment, monthly mortgage payment, homeowner\u2019s insurance,\nproperty taxes, closing costs, homeowner\u2019s association fees (if applicable),\nand repairs. How do you know you\u2019re financially ready to own a home? Here are\nsome things to look for:<\/p>\n\n\n\n<p><strong>You have a good credit score. <\/strong>Your credit score is an important three-digit score that will determine the interest rate and other costs you\u2019ll pay on a loan. Higher credit scores can help get you a more favorable interest rate, which can save you thousands of dollars over the life of your mortgage.<\/p>\n\n\n\n<p><strong>You have a solid savings and emergency fund. <\/strong>Responsible homebuyers make sure they have the additional cash flow to cover the additional homeownership costs (like the ones mentioned earlier). You want to make sure you\u2019re in a place where an unexpected repair doesn\u2019t cause financial distress. <\/p>\n\n\n\n<p><strong>You\u2019ve been paying down your debt. <\/strong>Paying down debt\ngives you more cash to cover your home maintenance and other incidental costs\n(like a new couch). You don\u2019t need to be completely debt-free but you should\nhave a manageable debt load before adding a mortgage.<\/p>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">You\u2019re ready to settle down<\/h3>\n\n\n\n<p>Flexibility is one of the key benefits of renting. It gives\nyou the ability to try out different neighborhoods and cities to hone in on\nwhat you like. But if you\u2019re feeling ready to settle down in a specific area\nfor a significant amount of time, it could be time to become a homeowner. <\/p>\n\n\n\n<p>Conventional wisdom says you should plan on living in your\nhome for at least three to five years before considering selling. This gives\nyour home time to appreciate and build enough equity to cover what you spent on\nthe home purchase (typically agent fees and closing costs). If you sell before\nthen, you risk not breaking even on your purchase. <\/p>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">You want more control over your living space<\/h3>\n\n\n\n<p>Homeowners get to enjoy a level of privacy and control most\nrenters don\u2019t have. You no longer have to worry about the landlord coming into\nyour apartment, deal with noisy neighbors with shared walls, or deal with\npaying extra fees for pets.
